Job Description

The Assistant Construction Manager reports to the Construction Manager on a project remodeling an existing building to provide a behavioral health facility. Assists in providing support for the project, field coordination, and direction for construction management activities, observations and reporting. This position will observe and support construction in the field.

 

Essential Duties & Responsibilities:

  • Assist with pre-construction services such as constructibility reviews of design documents, review cost reconciliations, develop Div 0 & 1 documents for contractor procurement.
  • Assist with bidding the project.
  • Assists with oversight of progress of construction.
  • Assists in providing management of project logistics, organization and reporting, e.g. meetings, monthly reports.
  • Assists in coordinating and monitoring activities of builders/contractors/subcontractors, engineers, architects, and related performing entities, e.g. RFIs, Submittals, PCOs, payment applications.
  • Assists in managing project controls, cost, schedule, performance activities, and procedures support and administration.
  • Assists with project meetings and provides meeting minutes, documentation, administration, and tracking of relevant information and statuses, and follow-up on action items of all participants.
  • Ensures contractors, architects, and engineers will adhere to contractual requirements on areas of safety, performance, project staffing, and equipment.
  • Participates in project closeout activities including punchlists, trainings, securing record drawings, guarantees, warranties, O&Ms, related provisions for closeout and final project delivery to Owner entities.
  • Performs other duties as required to ensure project success.
  • Consistently follows the organization's safety policy, promoting a positive and collaborative safety culture.

 

Minimum Qualifications:

  • 4-year college degree required. Bachelor of Science degree in Architecture, Construction Management or Engineering preferred.
  • Minimum of 2 years field experience administering construction contracts for public projects.
  • Knowledge of construction contracts, drawings, estimates, and specifications to ensure compliance to construction/project requirements.
  • Ability to work positively in a team environment.
  • Experience in administration of contracts, documents, drawings and specifications.
  • Excellent verbal and written skills for clear and concise communication to team members.
  • Good issues management skills with the ability to track issues to resolution.
  • Ability to meet deadlines and be proactive in analyzing the project and next steps to achieve success.
  • Good organizational skills and ability to plan setting short and long term goals.
  • High level of attention to detail and documentation of deliverables.
  • Experience with permitting with local authorities having jurisdiction.
  • Good negotiation skills, especially for construction issues and PCOs.
  • Strong computer skills and proficiency in Bluebeam or Adobe Acrobat, Excel, and Word; experience with project-related Construction Management systems preferred.
  • Construction Manager in Training (CMIT) is preferred.

Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $105,000.00-$125,000.00.
