Job Description

The Construction Manager reports to the Sr. Project Manager for two projects on a 24/7 operational medical center. The first design-build project is a 3-story food services building attached to the main hospital building. The second design-bid-build project is water and wastewater storage tanks.

 

Essential Duties & Responsibilities:

  • Coordinate pre-construction services, e.g. constructability reviews, cost reconciliations, develop Div 0 & 1 documents.
  • Manage development of design and progress of construction including coordination with County stakeholders, user groups, hospital operations, and AHJs.
  • Management of project logistics, organization, and reporting, e.g. meetings, daily reports, monthly reports.
  • Coordinate and monitor activities of contractors/subcontractors, engineers, architects, and related entities, e.g. RFIs, Submittals, PCOs, payment applications, schedule updates.
  • Manage project controls, cost, schedule, performance activities, and procedures.
  • Facilitate project meetings and provide meeting minutes, documentation, administration, tracking of relevant information, and follow-up on action items of all participants.
  • Observe/monitor contractor's work in the field; prepare daily reports including progress photos at a 24/7 operational facility.
  • Leads project closeout activities including Cx, punchlist, training, record drawings, guarantees, warranties, O&Ms, related provisions for final project delivery to Owner entities.
  • Oversee the owner move-in process, including furniture and equipment procurement and installation.
  • Ensures contractors, architects, and engineers will adhere to contractual requirements on areas of safety, performance, project staffing, and equipment.
  • Consistently follows the organization's safety policy, promoting a positive and collaborative safety culture.

Minimum Qualifications:

  • 4-year college degree required. Bachelor of Science degree in Architecture, Construction Management or Engineering preferred.
  • Minimum of 7 years field experience administering construction contracts for public projects.
  • Minimum 2 years experience with HCAI projects under construction preferred.
  • Experience with design-build and design-bid-build projects.
  • Thorough knowledge of construction contracts, drawings, estimates, and specifications to ensure compliance to construction/project requirements.
  • Ability to work positively in a team environment.
  • Ability to manage younger staff effectively and provide opportunities to expand their knowledge base and careers.
  • Experience managing the design process, e.g. user group meetings, constructability reviews, drawings, and specifications development.
  • Excellent verbal and written skills for clear and concise communication to team members.
  • Good issues management skills with the ability to track issues to resolution.
  • Ability to meet deadlines and be proactive in analyzing the project and next steps to achieve success.
  • Excellent organizational skills and ability to plan setting short and long term goals.
  • High level of attention to detail and documentation of deliverables.
  • Experience with HCAi permitting with local authorities having jurisdiction.
  • Excellent negotiation skills, especially for change orders.
  • Strong computer skills and proficiency in Bluebeam or Adobe Acrobat, Excel, and Word; experience with project-related Construction Management systems preferred.

Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $130,000-$155,000.
