    Job Description

    Vanir Construction Management, Inc. is seeking an experienced Construction Manager to join the team in Hayward, California. This position will report to the Project Director or assigned project leadership. Provides planning, coordination and direction for construction management activities on K-12 projects to ensure they are on time and on budget with a high degree of quality. Makes sure to fulfill the requirements of the contract.

     

    Essential Duties & Responsibilities

    • Possesses functional knowledge of contracts, drawings, estimates, and specifications to ensure relation and compliance to construction/project requirements.
    • Has experience with database project controls software systems.
    • Provides management support for the client to coordinate, direct and monitor activities of contractors/subcontractors, engineers, architects and related performing entities. Provides project controls, cost, and performance activities and procedures support and administration.
    • Coordinates, directs and monitors activities of moving classrooms, offices and other school facilities between school sites.
    • Leads project meetings and issues meeting minutes for the administration and tracking of relevant information and statuses.
    • Monitors the progress of the project team and provides routine reporting (Daily reports, Weekly Progress Reports, Monthly Reports, Submittal & RFI Logs, Change Order Logs, etc.).
    • Provide administration and processing of project logistics, organization, safety, and manpower utilization.
    • Responsible for project closeout to secure guarantees, warranties, and related provisions for final project delivery to owner entities.
    • Coordinate and consult with District’s Director, the District’s consulting team, the District’s design team, and the Project Inspector to develop, plan, coordinate, organize, and manage each project. Monitor and advise the District as to all material developments on the project.
    • Develop and maintain a master schedule for the Project, which identifies critical path milestones. Facilitate pull planning sessions as needed.
    • Coordinate and participate in construction cost estimating of projects.
    • Develop and maintain a master budget for the Project.
    • Be the focal point for all communications to and from the construction contractor(s).
    • Perform constructability reviews, determine construction feasibility, availability of materials and labor, time requirements for installation and construction, and factors relating to cost.
    • Provide and maintain management presence on the project site(s).
    • Monitor, manage, and report on requirements established by the District’s SWPPP consultant.
    • Attend and report at Community Meetings as required.
    • Attend School Board meetings if required.
    • Maintain reporting systems for the project, including defining the scope, sequencing, scheduling, budgets, and communication.
    • Maintain weekly and monthly progress reports, including progress photos.
    • Maintain accurate project cost accounting records.
    • Prepare and implement methods to budget and track all expenditures on the project and generate reports to the District, and maintain District’s financial reporting systems as they relate to the project. Accountability experience preferable.
    • Prepare and implement methods to track and report schedule status for the Project.
    • Prepare project accounting reports as required for quarterly Citizens Oversight Committee.
    • Monitor, track, and certify all costs associated with changes in the work.
    • Ensure DIR reporting requirements are followed.
    • Attend and provide updates at District Board meetings, and prepare various weekly and monthly reports, background materials, preliminary materials, and all other District-required materials for Board meetings.
    • Assist the District, as applicable, in pre-qualifying bidders if prequalification is permitted or required by the District; generating and increasing interest among qualified bidders; advertising to solicit bids for the Project; coordinating delivery of the bid documents to the bidders; and reviewing submitted bids. Perform outreach efforts to increase contractor response.
    • Organize and maintain all records, correspondence, contracts, research analysis, and all other material related to the design, bidding, and construction.
    • Track and maintain logs of submittals, RFI’s, construction change documents, change order requests, and approved change orders.
    • Certify and track monthly progress payments.
    • Coordinate and provide estimating services in connection with other projects included in the District’s Master Facilities Plan.

    Minimum Qualifications

    • Bachelor's Degree in Engineering, Construction Management or Architecture is required
    • 5 years of experience in Construction Management
    • Knowledge of Construction contracts, drawings, estimates, and specifications
    • Knowledge of project controls software such as Eadocs, Prolog, PMWeb or similar
    • Construction Contract administration
    • Safety Training
