    Job Description

    The Senior Project Manager provides the overall planning, coordination, and direction for project
    management activities to ensure they meet owner needs, specifications, cost, and schedule,
    from initial project identification through construction closeout. May supervise and Field Engineer
    or Assistant Construction Manager.

    The Sr. PM will provide design phase management services and onsite construction coordination,
    and direction for construction management activities. The focus of this position is the day‐to‐day
    management of library learning center on a Community College campus. Duties include ensuring the
    project is on budget, schedule, and the design fits the requirements for the contract.Scope of Duties
    The Senior Project Manager is responsible for providing the following services or for supervising
    the Project Management team members that perform these services:

    ‐ Provide thorough review of the design document plans and specifications.
    ‐ Need to be familiar with common construction materials, methods and equipment.
    ‐ Experience with general computer usage and applications including word, excel, Microsoft
    project, Power Point, Outlook, etc.
    ‐ Knowledge of jobsite safety practices.
    ‐ Ability to communicate effectively in written and verbal forms.
    ‐ Anticipate and resolve project challenges or issues.
    ‐ Be able to prioritize the critical issues on projects and work towards solutions.
    ‐ Conduct pre-bid meetings.
    ‐ Field review and report on quality of work (control and assurance).
    ‐ Conduct and participate in all Owner-Contractor-Design project meetings.
    ‐ Coordinate RFI and shop drawing/submittal review and approval process.
    ‐ Field review of conformance of work to contract documents
    o Work conforms to spec.
    o Work conforms to Code.
    ‐ Ensure project contract deliverables and reporting are being executed
    o Meeting Minutes.
    o Daily Construction Reports.
    o Quality Control Reports.
    o Schedules.
    o Document (photograph), work progression.
    o Field review of current scope of work completed to date.
    ‐ Assist with creative constructability ideas to reduce overall exposure (cost & time).
    ‐ Develop independent estimates for proposed change orders.
    ‐ Change Order COR/FCO review and validation
    o Ensure quantity take off are correct.
    o Ensure labor rates and durations are valid.
    o Ensure that General Conditions do not overlap current bought out scope.
    o Ensure that any credits are fair and just.
    o Ensure that any requested contract duration extensions are valid based on the
    Change in the Scope of Work.
    ‐ 3 Week Look Ahead & Project Construction Schedule review and validation
    o Ensure that the scheduling logic is valid and adequate.
    o Ensure that overall durations are on target and within expectations.
    o Make recommendations on where and what can be shifted based on the contractor
    provided schedule and/or altered in order to make up for delays if applicable.
    ‐ Review monthly pay applications by contractor.
    ‐ Coordinate the initial start-up and testing of utilities, building, electrical and mechanical
    systems and equipment.
    ‐ Coordinate final inspections, punchlists and training.


    General Description of Services
    Primary contact and liaison for owner and principle partner entities for the contract, design,
    systems, procedures and related deliverables
    Develops project specific procedures and documentation, and consults with Owner on design
    and construction contracts and related A/E systems for the project
    Ensures contracts, drawings, estimates, and specifications comply with construction/project
    Obtains, maintains, and manages data, information, communications, and approvals required by
    project and company requirements between owner, architects, engineers, and other projectrelated
    Represents owner, project and related parties in public forums and meetings
    Manages project controls, cost, and performance activities and procedures, project logistics,
    organization, systems and project closeout
    Leads in project meetings to include documentation, administration, and tracking of relevant
    information and statuses
    Coordinates, directs, and monitors activities of construction management staff, contractors,
    engineers, architects, and related performing entities
    Ensures project team adheres to safety requirements
    Manages bid phase services, as may be required by the client
    Performs other duties as required


    Minimum Qualifications:
    Bachelor's Degree in Engineering, Construction Management, Architecture, or equivalent
    Minimum of 9 years of experience as a Project Manager and an additional 3 years of experience
    as a Senior Project Manager supervising staff and project team is required
    Advanced knowledge and application of master planning, A/E solicitation, project development,
    design-phase management, construction estimating, cost, project controls/scheduling,
    documentation, engineering/construction principles, contracts and delivery methods are required
    Thorough understanding of contracts, documents, drawings, and specifications and applied
    experience in the areas of project accounting, cost, administrative, and personnel interaction in
    professional settings are required
    Certified Construction Manager preferred
