Job Description

The Project Manager shall be directly responsible for monitoring and refining the immediate short-term and subsequent long-term plans to ensure success on the project.  The Consultant Project Manager will direct and coordinate the day-to-day activities in the field, manage and coordinate the flow of information, control costs, manage and control the schedule, implement and monitor the quality assurance programs, and verify that the completed work is constructed to a quality level consistent with the requirements of the construction documents. This position directly reports to the Microsoft DCD PM.

 

Essential Duties & Responsibilities

  • Manage all aspects of respective discipline elements from project inception through completion of project(s).

     

  • Reporting and tracking of the complete Project to the DCD PM and other key stakeholders.
  • Manage and/or coordinate Microsoft personnel/resources for the betterment and advancement of the project(s).
  • Support and assist Microsoft safety site representative as required.
    • Proficiently demonstrate an ongoing commitment and attitude to an Injury-Free Environment (IFE) through actions and the ability to effectively mentor others thereby helping to ensure execution of an IFE program on project(s).
  • Assist with preconstruction effort(s) as required.
  • Attend and direct discipline meetings including pre-award, pre-construction, and construction progress meetings.
  • Manage and execute deployment of the Microsoft Quality Assurance Plan (MQAP) for respective discipline in concert with GC’s QC team.
    • Timely review and close-out of Latista quality issues to meet Microsoft 14-day requirement between identification and entry, and close-out of each issue.
  • Set-up QA procedures and conduct quality assurance inspections to ensure GC’s managed QC program is implemented and followed according to Microsoft construction document requirements for respective discipline.
  • Review trade contracts and bid packages as well as oversee procurement process of relevant discipline trades and associated scope-of-work(s).
  • Oversee performance of respective discipline GC contractor/subcontractor including trade status, schedule accuracy and tracking, cost-control, and change management.
    • Oversight and comment on all discipline related RFI’s,
      • Assist A/E and GC to streamline answering of all discipline related RFI’s for correctness
    • Oversight and comment on all discipline related Submittals,
      • Assist A/E and GC to streamline answering of all discipline related Submittals for correctness
    • Oversight and comment on all discipline related GC project execution plans
  • Review and provide comments on all monthly contractor pay applications provided by site cost manager(s).
  • Review and provide comments on all applicable change requests provided by site cost manager(s).
  • Maintain relationships with internal MS Partners, designers and consultants and the respective GC team member.
    • In addition, PM shall have the ability to understand and implement shadow-leadership principles/qualities to enhance the GC’s understanding and ability to execute according to Microsoft expectations.
  • Review inspection and test data, and third-party inspection reports for compliance with Microsoft specifications and/or standards.
    • Over-the-shoulder observation of any/all testing and inspections as required/requested by scope of work for discipline.
  • Engage Factory Acceptance Testing (FAT) / Site Acceptance Testing (SAT) attendance and Vendor attendance to site as appropriate.
  • Coordinate with the Owner, Cost Team, Design Team, and Contractors to establish, review and regularly update the Project Risk Register around their respective discipline elements.
    • Actively participate in monthly Quantitative Risk Analysis (QRA) reviews as applicable.
  • Monitor ongoing construction activities and provide input into potential Risk Mitigation Plans (RMP).
  • Initiate any actions/escalations such as acceleration programs for specific GC/subcontractor tasks deemed to be falling behind schedule and potentially impacting critical path activities for project(s).
  • Oversight, comment, and generation of any discipline related punch-list activities,
  • Closely monitor, report on respective Commissioning (Cx) discipline process
    • Work with Microsoft Cx Manager and CxA to ensure timely and correct commissioning process meets schedule/project requirements.
    • Work hand-in-hand with the GC Commissioning (Cx) Manager to ensure a thorough Level 1, Level 2, and Level 3 Cx process is implemented correctly and efficiently, prior to hand-off of the Cx process to the Microsoft Level 4 and Level 5 Cx Agent.
  • Establish and manage the defect identification and resolution process and monitor all handover activity to satisfy Microsoft’s official turn-over process.
    • Coordinate between all parties to complete project close-out documentation, and that all manuals are assembled, submitted, and approved according to Microsoft schedule requirements.
    • In addition, PM will track project manual turnover between GC and DCD document control and Microsoft Operations team to ensure an accurate and timely turn-over of project documentation.
  • Work closely with Microsoft Integration Lead to insure the Integration plan, bill-of-materials (BOM) with correct quantities is being managed.
  • Attend site specific meetings as required, or off-site meetings as requested by DCD PM.


Minimum Qualifications

  • Bachelor's Degree in Engineering, Construction Management, Architecture, or equivalent is required (Extensive relevant project management experience in place of education may be considered)
  • Minimum of 5 years of experience as a Project Manager is required
  • Knowledge and application of master planning, A/E solicitation, project development, design-phase management, construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, contracts and delivery methods are required
  • Strong computer skills and familiarity with Microsoft Office Suite products, and experience with project-related systems such as Prolog and Primavera are required
  • Proficiency with various document control systems is preferred
  • Registration as an Architect or Professional Engineer is preferred
  • Certified Construction Manager preferred
