Job Description

Design Manager supports client and leads Vanir team providing pre-construction phase services.  Design Manager is senior onsite point of contact responsible for delivery of our services including design review, constructability, value engineering, independent estimating, project controls, master schedule, client meetings, oversight of architect, and issue resolution.

 

Essential Duties & Responsibilities

  • Manage Design Review process for the following functional facility requirements: space planning, lighting, building materials, finish materials, energy usage (conservation), handicap access, public convenience, utilities, pedestrian and vehicular access, egress and security
  • Ensure technical conformance with applicable codes and regulations, accuracy of design calculations (electrical, HVAC, structural, mechanical, space, allocation, noise, etc.) and established standards
  • Address Operations and Maintenance issues in the design, including issues that may interfere with operations or maintainability of facilities and utilities
  • Identify constructability issues that may interfere with other ADG and/or LAWA projects and the actual construction process, including subsurface information, interface with other programs or projects, existing facilities and utilities, interface with existing operations, access, egress, availability of proposed building materials, long lead procurement, labor sources, etc.
  • Lead design quality focusing on the quality of architecture, urban design, massing, landscape design, materials, image, design expression and visual compatibility with adjacent projects.
  • Assure design conformance to the budget, familiar with Target Value Design.
  • Collaborate on Value Engineering designed to ensure the Contract Drawings fulfill program requirements for performance, quality, aesthetics, and budget at a reasonable life cycle cost
  • Prepare review comments including: list all questions requiring clarification; identify omitted work; communicate specific technical deficiencies (such as form, fit, and connections); communicate general deficiencies (such as logic, legibility, clarity, coordinate and state of completeness); and request substantiation that the design satisfies functional specifications (such as output, control and timing)
  • Ensure that design progress meets the overall project schedule requirements, including overseeing design consultants deliverable tasks and working closely with project manager and contractors to ensure RFIs, submittals, and concerns are addressed in a timely manner
  • Contribute to the advancement of ADG’s goals through commitment to productive collaboration with all stakeholders
  • May assume other duties and work overtime as required
  • Willing to work beyond off-hours and overtime with no additional compensation
  • Willing to take ownership for success/failure of area of responsibility

Minimum Qualifications

  • Bachelor’s degree in Construction Management, Architecture or related field
  • Minimum of 15 years of experience in design management of large, complex building projects
  • Prior experience with airport terminal projects and tenant improvement projects, Public Safety buildings
  • Thorough understanding of MEP, IT, Communications, FLS, Security Systems and Specialized Law Enforcement systems
  • Thoroughly familiar with MS Office software - Word, Excel, PowerPoint, Outlook, and Explorer
  • Familiarity with CADD and BIM programs as necessary
  • Excellent written and oral skills including ability to communicate complex issues to a non-technical audience
  • Demonstrated ability to manage others cooperatively and to help develop/improve their skills
