Job Description

Responsible for assisting the supervision of managers with the administration of construction contracts. Provides assistance in monitoring and management of the contract, including all contract communications with contractors and coordination of all the contracting activities of other disciplines.

 

Essential Duties & Responsibilities

  • Log and track RFIs, PCOs, submittals, correspondence and other project documents
  • Assists in Bid Marketing and reviews Bid Documents
  • Assists in schedule preparation & review
  • Coordinates final inspections and the development and resolution of punch lists
  • Coordinates the shop drawing/submittal review and approval process
  • Assists with requests for change orders
  • Develops and maintains project progress photographs and videos
  • Gather and maintain the necessary documentation for all dispute issues and maintaining up-to-date dispute files
  • Logs all contractor correspondence
  • Maintains a set of contract drawings, with addenda, RFI, change orders, etc
  • Maintains and publishes daily and monthly reports
  • Participates in construction start-up and jobsite meetings with contractors and develops meeting minutes for CM review
  • Process contractor’s payment and forwards to owner
  • Procures from contractor and delivers to the owner contract required guarantees, warranties, O&M manuals, record drawings, spare parts, keys, etc.
  • Receives and distributes all necessary Lien Releases and Notices of Completion
  • Works with contractors to maintain project as-built drawings
  • Calculate simple CPM schedule to determine critical path
  • Coordinate procurement and review of all close out documents
  • Develop & update construction schedule and Master Schedule

 

Minimum Qualifications

  • Bachelor's Degree with emphasis in construction management, engineering, architecture, project management, or equivalent is required
  • 1+ years of experience in construction, engineering or architectural related position is required
  • Knowledge of bidding, addendum, and contract award process is required
  • Knowledge of design and construction process is required
  • Experienced with Microsoft Office, including Access, is required
  • Reading Blue Prints & understanding various stages of drawings & specifications is preferred
  • Understanding A/E & other consultant contracts is preferred
